Bokarina Beach is set to become one of the Sunshine Coast’s most prestigious beachside communities and a destination for interstate and international visitors.

Developer Stockland designed the new “city” as part of its giant $5 billion Oceanside Kawana development, which includes the Birtinya residential community and the 17-hectare Oceanside Health Hub which provides health infrastructure near the new Sunshine Coast University Hospital.

The premium mixed-use residential, retail and tourism hub is a key component of the $5 billion Oceanside community and is set to become one of the Sunshine Coast’s premier beachside communities and a regional tourist drawcard, Stockland senior development manager Mark McMahon said. “We have spent years carefully planning Bokarina Beach to ensure it will provide much-needed amenities, facilities and accommodation options for both residents and visitors of Oceanside and the surrounding region. Our commitment to provide land for a new surf lifesaving facility, public plaza and community centre site remains unchanged in the master plan, as does the plans for a new public beach access, more than two hectares of parkland and kilometres of walking and cycle paths. The amendments that have been made to the master plan will result in better outcomes for the local community and support our plans to make Bokarina Beach a high-quality community and sought-after destination.”

Ben Simpson, Stockland regional manager for the Sunshine Coast, said the premium mixed-use residential, retail and tourism hub was unlike anything seen before on the Coast. “This is one of the last remaining developable parcels of beachfront land of its size on the east coast of Australia,” Mr Simpson said. “Imagine waking up to the sound of the ocean, and being a short stroll to the beach, Lake Kawana, parks, cafes, shops and all the benefits of the future Birtinya Town Centre and Sunshine Coast Health Precinct.”

Proposed features include boutique shops, cafes and restaurants, plans for a new public beach access and a new surf lifesaving facility, and more than five hectares of open space including parkland and the Lake Kawana extension. Kilometres of bicycle and walking paths throughout Bokarina Beach are also planned, which will link up with the Sunshine Coast Health Precinct and wider Oceanside community via a shared path under a newly constructed bridge on Nicklin Way. An outdoor plaza will be created for markets, festivals and community events. Kayakers will also enjoy a proposed kayak launch beach at Bokarina Beach with uninterrupted paddling thanks to the extension of Lake Kawana with the waterway flowing under Nicklin Way and through the new community.

A key component of the $5 billionOceanside community, the beachfront precinct will eventually comprise about 160 home sites, 130 terrace homes and 800 beachside and parkfront apartments spanning almost 30 hectares. Construction on the first home sites has begun and the community will be developed in stages, with construction expected to be completed on the final stage by around 2020.

Oceanside is set to become a world-class health, retail, commercial, education and residential hub and includes Stockland’s first “greenfield” vertical retirement village, the Birtinya Retirement Village, which is currently under construction.

Meanwhile, Stockland is working with both the Department of Transport and Main Roads and the local council on the design and required approvals for the upgrade of the intersection of Nicklin Way and Lake Kawana Boulevard. “The upgrade, which includes a new bridge on Nicklin Way with a pedestrian underpass underneath, will provide improved traffic flow through the intersection and better connectivity between Bokarina Beach and the Sunshine Coast Health Precinct and future Oceanside Town Centre,” Mr McMahon said. “This is an extremely complex project and it’s important that we take the necessary time to ensure the best results for the community.”

Sunshine Coast’s Newest Town Centre Approved for Development in Birtinya

Australian property group Stockland has received development approval for the construction of an $830 million master planned town centre in Birtinya on Queensland’s Sunshine Coast.

The development will cover an 18-hectare area on Queensland’s Sunshine Coast, creating a new town centre at Birtinya. The centre will comprise a 20,000sq m shopping centre, 60,000sq m of commercial space, entertainment premises, residential and hotel offerings, walkable waterfront along Lake Kawana and open green space.

The Birtinya Town Centre will also be integrated with commercial, health related research facilities and high-density residential. The first stage will be the $87 million Stockland Birtinya Shopping Centre.


“Our vision for the Birtinya Town Centre is to deliver a true people’s place, with lifestyle amenity for the community now and into the future,” Stockland managing director Mark Steinert said. “With the regions’ above average population growth, 130,000 residents are forecast to live within the main trade area by 2031.”

Stockland group executive John Schroder said earthworks on the $87 million shopping centre had already begun. “Stockland Birtinya will be the heart of this vibrant and thriving future town centre featuring a flagship Coles and Aldi supermarket, two mini-majors, an open-air, late-night dining precinct, some 30 specialty retailers and 522 carparking spaces,” Mr Schroder said. “Upon completion of the first stage this year, this new centre will service a primary trade area of 15,000 people, offering a diverse dining, entertainment and retail offering.”


Stockland will also develop a service station and two drive-thru tenancies adjacent to the shopping centre in the first stage of development. A second stage of the shopping centre will be developed in future stages taking the total retail to 20,000 square metres.

The town centre will be centrally located on Kawana Way adjoining the Sunshine Coast Health Precinct, which incorporates the Sunshine Coast University Hospital, Sunshine Coast University Private Hospital, and the Sunshine Coast Health Institute. The town centre will also be linked to Birtinya Island, Bokarina Beach and the Business Village via cycle ways, walkways, boardwalks and bridges.


Stockland has committed to a 5 Star Green Star rating for the shopping centre, featuring solar panels and end of trip facilities among other sustainability measures.
