The new Sippy Downs Town Centre is set to provide a number of social and economic benefits as well as addressing the need for additional housing as the population of the Sunshine Coast continues to expand. Recent REIQ survey figures show a continued vacancy rate of under 1% — the lowest of any major region in the state.
Sunshine Coast Council is planning to create a community where residents can learn, earn, live and play and has approval for a shopping complex that houses specialty retail, Coles supermarket and commercial space as well as residential accommodation.
Councillor Christian Dickson said the shopping complex, which will be located opposite the University of the Sunshine Coast’s main entrance, would complement the expanding university and surrounding education precinct.
“The Coles development will incorporate both commercial and residential elements that will help maximise round the clock vibrancy and usability. This development will help to further diversify employment, bringing around 170 full time retail job opportunities and around 250 jobs during construction to the area. It will also add to the pool of affordable living opportunities on the Coast.”
Youi Group CEO Howard Aron and Youi CEO Danie Matthee have confirmed they are set to build their new Youi office building next to the USC campus in Sippy Downs by late 2017. The two-phase development will take place at a cost of between $80 million and $100 million, and will have the capacity to house 2000 staff.
USC Pro Vice-Chancellor Mike Hefferan said having a “big player” such as Youi buy into the Sippy Downs precinct would help build the town centre and “university town”. Youi’s proximity to the university would create important collaborative opportunities with the Innovation Centre and business school, he said.
Cr Dickson said he was pleased to see so much activity in the precinct. “Residents and local business have long anticipated these developments. Having people living in the heart of the Sippy Downs Town Centre will help promote growth of the commercial components by creating additional demand for these services”
